December 2020 Realtors report surging single-family home salesWarwick, R.I. – December 17, 2020 – Rhode Island single-family home sales continued to soar in November according to data released today by the Rhode Island Association of Realtors and its subsidiary, State-Wide Multiple Listing Service. Closing activity rose 26.4 percent from November of 2019 and the median price of those sales increased 11.4 percent to $323,000. Full Story November 2020 R.I.’s October home sales highest on recordWarwick, R.I. – November 19, 2020 – With a 24.7 percent year increase in October sales year over year, it doesn’t appear that the pandemic has tempered demand in Rhode Island’s housing market. Today the Rhode Island Association of Realtors released October home sales statistics that portray a record-breaking market that shows little sign of slowing down, even into the holidays. With 1252 single-family home sales last month, October was the busiest month on record, despite being the time of year when sales typically begin to decelerate. Full Story R.I. Full Story October 2020 Activity and median price of R.I.’s third-quarter home sales up from last yearWarwick, R.I. – October 28, 2020 – Today, the Rhode Island Association of REALTORS released third-quarter home sales data pulled from Realtor transactions exchanged through its subsidiary, State-Wide Multiple Listing Service. Rhode Island’s single-family home sales were up 9.1 percent year-over-year and the median price of those sales hit $334,900, 13.5 percent higher than that of the third quarter of 2019. On average, homes remained on the market for 52 days, down from 58 days in the prior year. Full Story Rhode Island Median Home Price Nears $340KWarwick, R.I. – October 15, 2020 – Single-family home sales transacted through State-Wide Multiple Listing Service reached a median price of $339,900 in September, the highest monthly median price to date. MLS reported a year-over-year increase in median price of 15 percent and a hike in sales activity of 18 percent. Median Home Price Rises for 43rd Consecutive MonthWarwick, R.I. – September 16, 2020 – The Rhode Island Association of Realtors reported a double-digit increase in the median sales price of single-family homes in August, marking the 43rd consecutive month in which the median price of monthly sales rose or stayed the same from the previous year. At $333,164, the median price in August represented a jump of 12.9 percent from August of 2019. While median price represents the mid-point of all sales, not appreciation or depreciation of specific homes, it does reflect the trend in the market overall. Sales data released today by the Rhode Island Association of Realtors show that the median price of single-family homes sold in July rose to $331,825, an 11.5 percent gain from July of 2019 and a 7.3 percent jump from the prior month. While property sales were down considerably given the statewide shutdown during the second quarter, the median price of closed sales continued to rise. At $303,750, the median price of single-family homes topped the $300,000 quarterly mark for the first time, rising 4.2 percent from the second quarter of 2019. One month into the widespread effects of the coronavirus pandemic, statistics released today from RI Realtors indicate that despite impediments from COVID-19, single-family home sales rose slightly year-over-year in March and pending sales – those under contract but not yet closed – dropped negligibly, down .4 percent. The number of closed transactions also increased by 14 percent year-over-year. The data however, which represents all sales transacted by Realtors through the MLS last month, also highlighted a 12 percent decline in the supply of homes for sale compared to February 2019. Housing MarketWarwick, R.I. – January 16, 2020 – Rhode Island’s single-family housing market ended the year on a high note last month with an increase in both sales and median price year-over-year. Closed transactions in December were 19.1 percent higher than a year earlier. The median sales price of $285,000 represented an increase of 7.6 percent from December of 2018. According to data from the Rhode Island Association of Realtors and its subsidiary, State-Wide Multiple Listing Service, January of 2017 was the last time the monthly median sales price of single-family homes showed an annual decline in the Ocean State.
