Press Releases - 2017January 2018 2017 Ends on a High Note with Home Prices Rising in Rhode IslandWarwick, RI, January 31, 2018 – The median price of Rhode Island single-family homes sales was $255,000 in December, an 8 percent increase from 12 months earlier according to statistics recently released by the Rhode Island Association of Realtors. Sales activity stayed relatively stable, falling less than one percent. There were 918 single-family home sales sold in the Ocean State last December compared to 927 in December of 2016. For the fifth consecutive year, the number of single-family homes sold rose year-over-year, eclipsing previous records. The data reveals that 11,282 single-family homes were sold in the Ocean State last year, up from 11,066 in 2016. The median price of those sales climbed 6.3 percent to $255,000. The median sales price of single-family homes increased 8.2 percent to $265,000, the highest quarterly median price in a decade. All but four towns saw an increase in the median sales price. Full Story October 2017 Rhode Island Property Prices Rise by Double Digits in SeptemberWarwick, RI, October 24, 2017….The median price of single-family homes sold in September rose 13.1 percent from the prior year, to $261,300, according to statistics released by RI Realtors today. The data, which reflects all Realtor-assisted property sales last month, also showed that sales activity decreased from the prior year, falling 4.3 percent, a drop which was likely related to a 13.1 percent decline in the number of single-family homes for sale. Pending sales – or those under contract but not yet sold – also decreased 13.5 percent compared to September 2016. Full Story September 2017 Property Prices Climb in August While Inventory Remains TightWarwick, RI – September 20, 2017… According to statistics released by the Rhode Island Association of Realtors, Rhode Island’s single-family home sales rose four percent in August and the median price of those sales increased 6.1 percent to $260,000. Data from the State-Wide Multiple Listing Service, an association subsidiary, indicates that the inventory of homes for sale declined 14.4 percent compared to August 2016, continuing an 18-month trend of diminishing year-over-year inventory. Full Story August 2017 RI Home Sales Dip in JulyWarwick, RI, August 23, 2017…Single-family home sales dropped 4.2 percent in July from 12 months prior, while the median price of those sales showed a modest increase of 2.9 percent, according to a report released today by RI Realtors. July’s median price of $270,000 was $5000 below that seen in June, but the second highest monthly median sales price of single-family home sales since 2007. The slowdown in July sales occurred just one month after year-over-year, double-digit increases were seen in both sales and median price. Full Story July 2017 Median Price Continues to Climb in Second Quarter Home SalesWarwick, RI (July 26, 2017) –Rhode Island’s single-family housing market saw a year-over-year gain in median price of 7.5 percent in the second quarter, according to a report released today by the Rhode Island Association of Realtors. At $258,000, the median sales price of single-family homes sold from April through June of this year was 49 percent higher than the lowest quarterly price of the last decade - $173,250 recorded in the first quarter of 2012. Single-family home sales rose 21 percent compared to January of 2016. The median sales price of those sales was $225,000, $1500 less than the prior year. Realtor statistics showed that more homes were sold this past December than any other December on record. Today, the Rhode Island Association of Realtors reported that Rhode Island Realtors transacted 1013 more single-family home sales than the previous record reached in 2004, leaving no doubt that 2016 was the year when Rhode Island’s housing market firmly reestablished its footing.
